General Description
Performs complex (Journeyman-Level) painting, carpentry, and general maintenance work for the General Maintenance Department. Work involves all aspects of painting and carpentry maintenance and repair, restoration, renovation, and the alteration of facilities in accordance with Uniform Building Code, Texas Accessibility Act, and manufacturer recommendations. Works under the supervision of the lead carpentry and paint sections.
Essential Duties
Provide journey-level skills for painting and carpentry repairs.
Perform new wall painting and maintenance, including taping and floating drywall, installing cove base, texturing, priming, and/or staining using brushes, rollers, air sprayers, etc.
Repair, tape, texture, and float drywall; repair and apply acoustic finishes.
Perform and assist with other craft work when directed or as workload requires.
Repair and install sheetrock, siding, paneling, carpet, ceramic tiles, and plaster.
Remove and/or repair wall coverings.
Perform maintenance on suspended ceilings and/or grid systems.
Repair and install kitchen units, worktops, and associated fittings.
Repair and renew curtain tracks and blinds.
Examine blueprints, sketches, or building plans to determine materials required and dimensions of the structure to be fabricated.
Use carpentry hand tools such as hammers, levels, squares, screwdrivers, adjustable wrenches, hand and power saws, drill motors, and pry bars.
Fit and install prefabricated doors, weather stripping, interior and exterior trim, and finished hardware.
Perform plaster patching, plaster boarding/dry-lining, filling, and painting.
Repair and renew ceramic wall tiles, grouting, and mastic sealants.
Provide professional responses and strong customer service to building tenants, clients, and staff.
Comply with applicable federal and state laws, agency and division policies, procedures, rules, and regulations, and management directives.
Perform related work as assigned.
Required Qualifications (Minimum Qualifications)
Five (5) years' experience in the painting trade.
Three (3) years of experience in small carpentry.
Graduated from a standard senior high school or equivalent.
Experience and education may substitute for one another up to four (4) years maximum.
Valid State of Texas Class "C" driver's license.
Knowledge, Skills, and Abilities
Considerable knowledge of methods, techniques, and procedures in the painting craft.
Knowledgeable with painting techniques and application using brushes, rollers, airless, HVLP, and spray guns.
Knowledgeable in applying stain and varnish for new and existing surfaces.
Significant knowledge and skills with wood/metal stud framing, insulation, door installation, and grid ceiling systems.
Ability to measure materials using a square, tape, and ruler to mark cutting lines.
Considerable skills in the use of tools and equipment common to the trades.
Ability to handle multiple tasks and operate a motor vehicle.
Ability to follow oral and written instructions and communicate effectively.
Ability to interpret blueprints, drawings, and specifications.
Physical Requirements and Working Conditions
Must be able to lift and carry up to 50 pounds frequently and up to 100 pounds occasionally.
Requires prolonged standing and frequent bending, stooping, and reaching daily.
Full range of physical motion required to operate manual and powered tools.
Ability to climb stairs and work at heights from ladders or scaffolding.
Work is performed indoors and outdoors, occasionally in dusty, noisy, or hazardous environments.
Work Schedule: 7:00 am to 4:00 pm, Monday through Friday.
